A New Perspective On Real Estate Marketing

How COVID-19 Is Changing Real Estate

There aren’t many areas of our lives that haven’t been affected by COVID-19.

Real estate is no exception and, while the housing market has held relatively steady despite a slowing economy, there are many aspects of real estate that have been affected by COVID-19. In this post, we’ll discuss a few of the ways in which the market has been affected.

As you’ll learn in more detail below, more and more agents and buyers are turning to real estate photography in order to provide a contactless, tour-like experience. Perfect Real Estate Visuals proudly offers a number of services including drone photography, video tours, virtual tours, and more — get in touch with us to request a shoot!

3 Ways Real Estate Has Changed

In-Person Tours

Obviously, in-person tours are much rarer than they were before. It’s recommended that you do as much research as you can online before reaching out for in-person tours of homes that you’re seriously considering.

While open house opportunities still exist for those who prefer to start with in-person viewings, guests are often asked to wear face masks, observe social distancing recommendations, and monitor their temperature before showing up. Some sellers are leaning into these new safety requirements and, instead of offering baked goods or drinks, are now providing sanitation kits that include hand sanitizer, gloves, and other protective equipment.

Buying and Selling

Buying and selling are both significantly different during COVID-19, especially from the perspective of buyers and sellers. Pre-pandemic, it was common to meet with an agent for an in-person consultation, but consultations are now being done over the phone or through video call applications.

As far as closing, paperwork, and other logistical aspects of the home buying and selling processes are concerned, it turns out that those can be facilitated online, too. Brokers and other parties are still adjusting to working remotely or at a reduced in-person capacity, but it’s now becoming more and more common to facilitate the entire process without ever having to meet in person.

From the agent’s perspective, COVID-19 has accelerated the technological trend we’ve been seeing in the industry for more than a decade. It’s now more important than ever before to have an established online presence (including social media), utilize email marketing, and take advantage of real estate photography services, which we’ll discuss in the next section.

Real Estate Photography Is More Important Than Ever Before

Although the purposes of real estate photography haven’t changed, the stakes certainly have. Buyers were trending toward online listing platforms for years before COVID-19, but they’re now relying on it almost exclusively.

If you haven’t read any of our other posts about the importance and purposes of real estate photos, they include:

  • Catching viewers’ attention: With more and more listings available for viewing, it’s important to ensure that yours has stunning photos that prompt users to click on yours.
  • Providing information about the property: Buyers don’t want to see a few pictures of the living room, kitchen, and yard — they want to imagine what it’s like to live in the home. Real estate photos provide this information in a visually appealing way that drives engagement.
  • Facilitating contactless tours: If you want to supplement your listing with a 24/7 tour guide that allows buyers to spend as much time “in” the home as they would like, virtual house tours couldn’t be more important.
  • Showing the general area: Buyers never buy just the property — they buy a lifestyle and the area in which the property is located. Real estate drone photography is an excellent way to show buyers what the area around the home looks like, all without requiring them to leave the computer.

While these certainly aren’t all of the benefits of using real estate photography, the benefits of investing in the service during the pandemic almost speak for themselves.

Perfect Real Estate Visuals has been providing agents with safe and stunning photos throughout the COVID-19 crisis, and we would love to help you improve your listings with high-quality photos, 3D tours, and anything else you need during this unprecedented time.
